Choosing where to live is just as important as choosing the right property. For buyers looking for a balance between town, countryside and city living, Warwickshire and South Birmingham offer a wide range of places to call home.

Why Choose the Area?

One of the biggest attractions is the variety. From characterful villages and market towns to established suburban communities, there is something to suit different lifestyles and budgets.

Warwickshire offers popular locations including Stratford-upon-Avon, Warwick, Leamington Spa and Henley-in-Arden, as well as numerous smaller villages and rural communities. The area combines countryside, historic towns and modern amenities, while remaining within reach of larger cities.

South Birmingham offers a more urban setting while still providing plenty of residential neighbourhoods, green spaces and local amenities. Areas such as Sheldon, Hall Green, Acocks Green and surrounding communities can appeal to buyers looking for access to Birmingham while remaining close to Solihull and the wider Warwickshire area.

Something for Every Buyer

For first-time buyers, some areas may offer more accessible property options, while families may prioritise space, gardens, schools and local amenities.

Commuters may place greater importance on road and rail connections, while downsizers might prefer smaller properties closer to shops, restaurants and other everyday facilities.

The area also offers a wide variety of property styles, from modern developments and apartments to traditional terraces, semi-detached homes, larger family properties and period houses.

City or Countryside?

One of the advantages of this part of the Midlands is that you don’t necessarily have to choose between the two.

You can enjoy the amenities and connectivity of South Birmingham while being close to the Warwickshire countryside. South Warwickshire itself has strong links with Birmingham, Coventry and surrounding areas, making it an interesting option for buyers who want flexibility in where they work and live.

Finding the Right Location

There is no single “best” place to live. The right location will depend on your budget, lifestyle, commute and what you want from your home.

Whether you’re looking for a first home, a family property, somewhere to settle down or simply a change of scenery, Warwickshire and South Birmingham offer plenty of choice.

At Roworths Estate Agents, we believe finding the right home starts with finding the right location.

A home is about more than bricks, walls and a roof over your head. It is a place where people should feel safe, secure and able to build a future.

For many of us, having somewhere to call home is something we can easily take for granted. But for people experiencing homelessness or housing insecurity, having a safe and stable place to live can feel out of reach.

The Scale of Homelessness

Homelessness is a serious issue across England. According to the latest government figures, an estimated 4,793 people were sleeping rough on a single night in autumn 2025 – the highest figure recorded under the current reporting system and 171% higher than in 2010.

However, rough sleeping is only one part of homelessness. At the end of December 2025, 134,210 households were living in temporary accommodation in England, including 176,130 dependent children.

Homelessness Is More Than Rough Sleeping

People can experience homelessness in many different ways. This can include living in temporary accommodation, staying with friends or family because there is nowhere else to go, or living somewhere that is unsuitable or insecure.

People can find themselves without a stable home for many different reasons, including financial difficulties, relationship breakdown, rising housing costs, loss of employment or circumstances outside their control.

Why Having a Home Matters

A secure home provides more than somewhere to sleep. It can provide stability, privacy and a sense of belonging. It can make it easier for people to access employment, education and healthcare, maintain relationships and begin planning for the future.

Having a safe place to return to can provide the foundation people need to rebuild other areas of their lives.

Making a Difference

Tackling homelessness is a complex challenge, requiring support from charities, communities, organisations and individuals.

At Roworths Estate Agents, we believe the property industry can play a part too. Through our commitment to supporting charitable work, we want our business to contribute towards helping people who need a safe place to call home.

We believe buying or selling a property can be about more than simply moving from one address to another.

Every move has the potential to make a difference.

Selling your home can be an exciting time, but unexpected delays can make the process stressful. While some delays are outside your control, being prepared can help keep your sale moving forward.

1. Setting an Unrealistic Asking Price

Overpricing your property can reduce interest and mean your home sits on the market for longer. A realistic valuation based on the current market and comparable properties can help attract genuine buyers.

2. Being Unprepared for Viewings

First impressions matter. A cluttered, untidy or poorly presented home can discourage potential buyers. Take time to clean, declutter and make the property feel welcoming before viewings.

3. Delaying Your Paperwork

Missing or incomplete paperwork can cause unnecessary delays. Make sure you have important documents available, such as guarantees, certificates, planning permissions and building regulation approvals where applicable.

4. Not Choosing Your Solicitor Early

Waiting until you have accepted an offer to instruct a solicitor can slow things down. Having your solicitor ready to begin the legal process can help get things moving sooner.

5. Being Slow to Respond

Property sales involve communication between several parties. Delays in responding to your solicitor, estate agent, mortgage adviser or buyer can hold up the transaction.

6. Problems With the Property

Issues discovered during a survey or legal enquiries can sometimes cause delays. Being upfront about known problems and having relevant paperwork ready can make the process smoother.

7. Complicated Property Chains

If your sale is part of a chain, you may be dependent on several other transactions completing. Unfortunately, delays elsewhere in the chain can affect your own move.

8. Making Last-Minute Changes

Changes to agreed arrangements late in the process can create additional work and potentially delay completion. Try to keep everyone informed if your circumstances change.

Keep Your Sale Moving

While you can’t control every part of the selling process, good preparation, clear communication and choosing the right professionals can make a significant difference.

The smoother the process, the sooner you can focus on the exciting part – moving into your next home.

Having an offer accepted on a property is an exciting milestone, but there are still several important steps to complete before you officially become the owner. Understanding what happens next can help make the process feel much less daunting.

1. Instruct Your Solicitor

If you haven’t already done so, you will need to instruct a solicitor or conveyancer to handle the legal side of your purchase. They will begin the conveyancing process and communicate with the seller’s legal representative.

2. Finalise Your Mortgage

Your mortgage application will need to be completed if it hasn’t already been. Your lender will carry out its checks and arrange a mortgage valuation of the property before issuing your formal mortgage offer.

3. Property Searches and Enquiries

Your solicitor will carry out searches, which can include checking local authority records, drainage and water information and environmental matters. They will also raise enquiries about the property and review the legal documents provided by the seller.

4. Arrange a Survey

Although your mortgage lender may arrange a valuation, you may also choose to have your own property survey. This can highlight potential issues with the property that you may want to investigate before proceeding.

5. Exchange Contracts

Once the legal work is complete, your mortgage is in place and both parties are ready to proceed, contracts can be exchanged. At this point, the purchase becomes legally binding and a completion date is agreed.

6. Completion

On completion day, your solicitor transfers the purchase funds to the seller’s solicitor. Once completion has taken place, the property officially becomes yours and you can collect the keys.

How Long Does It Take?

Every purchase is different. A straightforward transaction can sometimes complete within a few months, while delays can occur if there are legal issues, mortgage complications or a property chain.

The key is to stay in regular contact with your solicitor, mortgage adviser and estate agent throughout the process.

When you’re preparing to sell your home, you don’t necessarily need to spend thousands on major renovations. Small, well-considered improvements can make your property more appealing to buyers and help you achieve the best possible price.

1. Improve Your Kerb Appeal

First impressions matter. Keep the front garden tidy, clean windows, touch up the front door and make sure the entrance looks welcoming.

2. Declutter Every Room

A tidy home can feel larger and more spacious. Clear worktops, organise cupboards and remove anything you no longer need.

3. Give Walls a Fresh Coat of Paint

Neutral, fresh colours can make rooms feel brighter and allow potential buyers to imagine putting their own stamp on the property.

4. Refresh the Kitchen

You don’t always need a new kitchen. Replacing cupboard handles, updating lighting or giving tired cupboards a refresh can make a noticeable difference.

5. Update the Bathroom

Make sure the bathroom is clean and presentable. Replacing tired sealant, fixing small issues and updating accessories can give the room a fresher appearance.

6. Make the Most of Your Garden

A well-maintained garden can be a major selling point. Mow the lawn, trim overgrown areas, clean patios and create an inviting outdoor space.

7. Fix Those Small Jobs

Loose handles, dripping taps, damaged flooring and broken lights may seem minor, but they can give buyers the impression that a property hasn’t been well maintained.

8. Improve Lighting

Bright, well-lit rooms often feel more spacious and welcoming. Replace failed bulbs and consider adding lamps where rooms feel dark.

9. Make Rooms Feel Purposeful

Help buyers understand how each space can be used. A spare room could be presented as a home office, guest bedroom or study, depending on the property.

10. Keep It Clean Before Viewings

A thoroughly cleaned home can make a huge difference. Pay particular attention to kitchens, bathrooms, windows, floors and those easily missed areas.

Remember: Don’t Over-Improve

Before spending money, consider whether the improvement is likely to appeal to buyers in your area. You don’t always need to carry out expensive renovations to make your home more desirable.

A clean, well-presented and well-maintained property can make a strong first impression and help buyers see the potential in your home.

Buying your first home is exciting, but it can also feel overwhelming if you’re not sure what to expect. From getting your finances in order to picking up the keys, there are several important steps to understand.

1. Work Out Your Budget

Before you start viewing properties, work out how much you can realistically afford. Consider your deposit, mortgage repayments, solicitor’s fees, survey costs, moving expenses and any other costs associated with buying a home.

Getting a Mortgage Agreement in Principle can also give you a better idea of your budget and show sellers that you are serious about buying.

2. Start Your Property Search

Think about what you need from your first home, including location, number of bedrooms, outdoor space and parking. It’s worth separating your must-haves from things you would simply like.

Try to keep an open mind when viewing properties. Sometimes a home may offer more potential than you initially expect.

3. Make an Offer

Once you have found the right property, you can make an offer through the estate agent. Remember that an accepted offer is not legally binding until contracts have been exchanged.

4. Arrange Your Survey and Searches

Your mortgage lender may require a valuation, but you may also want to arrange your own property survey. Your solicitor will carry out the necessary legal searches and raise enquiries about the property.

5. Exchange Contracts

Once the legal work and mortgage are in place, you can exchange contracts. At this point, the purchase becomes legally binding, and your completion date is agreed.

6. Completion Day

Completion is the day you officially become the homeowner. Once the funds have been transferred and completion has taken place, you can collect the keys and start your next chapter.

Buying your first home doesn’t have to be daunting. With the right preparation and professional advice, you can approach each stage with confidence and enjoy the journey to becoming a homeowner.
